What You Can Do If Your Cellar's a Smeller!

If you’ve ever spent time in a stuffy, musty basement you don’t need anyone to tell you how unpleasant the smell can be. Worse than dirty gym socks, worse than rotten eggs, worse than…well, there aren’t many things that smell worse. A smelly basement is especially problematic for homeowners who want to use their basement as additional living space for a den, extra bedroom, or entertainment room -- or if you're looking to sell your home.


Where is That Basement Smell Coming From?
Usually, bad basement smells come from humidity and moisture that comes up from the ground. Because the basement is below ground level, this moisture never really goes away and just keeps accumulating. Mold and fungus grow and spread, causing the unpleasant smells. The only way to permanently get rid of odors is to get rid of the moisture.

While totally removing moisture and condensation from your basement is not realistic, there are plenty of steps you can take to dramatically reduce the amount of moisture entering the space and eradicate that horrible musty basement smell.


Cover Sources of Basement Moisture
Dirt that is left exposed will attract moisture, which then seeps into your basement through the foundation and leaves behind a nasty smell. You can try to fix this problem by covering the dirt around the outside of your home with plastic sheeting, mulch, or gravel. This should help block some of the moisture and improve the smell in your basement.

Exposed water pipes may get cold and collect condensation, allowing moisture to build up. Insulating pipes in and around the basement can really help reduce moisture and tamp down the smell.


Turn Up the Heat
Moisture and heat generally do not get along. One of the best ways to eliminate excess condensation in your basement is to crank up the heat. If your home’s HVAC system doesn’t have a control for the basement, you can try one of these alternatives:
  • Open basement window curtains to let warming sunshine in during the day. Shut them at night to hold heat in and prevent overnight condensation when temperatures drop.
  • If your boiler or furnace is located in a separate basement room, leave the door open to allow heat from the unit to raise the temperature in the rest of the space.
  • Place a small space heater in the basement and run it whenever someone is home. Even a few hours of extra heat can make a big difference.


Air It Out

Improving air circulation through your basement can help dry up moisture and get rid of bad smells. Installing an exhaust fan in the basement is a good idea, as is running a simple standing or box fan. In pleasant weather, open basement windows to let fresh air into the room. And putting your laundry dryer in the basement, with the outgoing air vent directed out of the basement, can also help improve air flow and dry the air.


Dehumidify Your Basement
Perhaps the most effective way to eliminate moisture from a musty, moldy basement is to get a dehumidifier. These devices pull moisture from the air, collecting water in a built-in reservoir. Empty the basin regularly and you’ll have a fresher, more pleasant basement.


Install a Sump Pump In Your Basement
If your foundation rests over a well or water table and if your basement is prone to dampness, groundwater leaking and flooding, consider installing a sump pump in your basement. There IS Sump-thing You Can Do About Your Sump Pump!

If you live in Delaware, Pennsylvania or Maryland, chances are you have a sump pump (or maybe even TWO sump pumps) in your basement. The Mid-Atlantic states sit on top of one the world's largest fresh water aquifers. We have plenty of rivers, streams, lakes and ponds. We get over 40" rain per year...and at times, that rainfall can be very sudden and intense.

The upshot is we have some of the moistest soil in the world. It's inevitable that some of that moisture is going to find its way into your basement, especially during the rainy season or after a snow-melt. A sump pump is one of the most reliable means for removing excess water and keeping your basement dry. But sump pumps also pose a number of problems for homeowners. Here are some of the most common sump pump problems you may experience and some of the things you can do to fix, prevent or minimize.


Sump Pump Odor
A sump pump has a drain trap that holds water in order to prevent sewage and gas from backing up into your home. If the water in the drain evaporates—typically due to unusually dry weather—this releases those unpleasant gases, causing a distinct odor. To prevent foul sump pump odors, make sure there is always water in the trap. As long as the water is high enough to cover pipes and drain lines, you should not have a problem with bad smells. You can also use a bleach solution—approximately one cup of bleach per gallon of water—to disinfect the drain. Pour the solution high enough so that the float switch engages. You can try scrubbing the sides of the trap basin, as well.


Sump Pump Not Running
Make sure the sump pump unit is plugged in. Though this seems basic, it is not uncommon for the sump pump plug to get disconnected as the unit vibrates and responds to water flow. Next, check for blown fuses. Major appliances like furnaces and sump pumps are usually on their own circuits, so make sure the breaker is turned on. Look for the sump pump's GFI switch to see if that has been tripped. If you’ve had dry weather for a few weeks or the water level in the basin seems lower than normal, the sump pump might not be running because it hasn’t been primed. Pour some water down into the well to activate the system.


Sump Pump Not Removing Water
When your sump pump runs but isn’t moving any water, the problem could lie with the float. Check to see if the float is stuck. Then lift it out, remove the outer case, and clear the screen. Debris often settles at the bottom of the sump basin and can get trapped, which impedes the float device. You might try placing the float up on bricks or cinder blocks so it is not resting directly on the well floor. If none of this helps, you may need to call a professional to check for clogs or blockages somewhere else in the system.


Sump Pump Power Outage
Sump pumps run on electricity, so a power outage could impact your unit. It’s wise to invest in a battery back-up, a gel pack system that provides power to the sump pump for days without any input from your home’s main electrical source. These are a great idea if you plan to be out of town, as there’s nothing worse than returning from vacation to a home that’s been flooded.

When it comes to your home's plumbing and water system, you're probably pretty familiar with those items which are in plain view, such as your your pipes, drains and fixtures (sinks, toilets, tubs, showers, faucets etc.). But what about those components that are down in your basement or working quietly in the background or out of sight? They're just as important. Here is a quick overview of some of the other major components and equipment that make up your home's water system.

Tank Water Heater
This is the most common type of hot water heater found in homes today. Operating on either electricity or gas, tank heaters are made from copper, stone, glass, aluminum or galvanized steel. The tank’s material affects function, cost of operation, and energy efficiency. Metal tanks can rust over time, so it’s wise to invest in a magnesium coated rod, which hangs down into the tank and prevents corrosion. To maintain a tank heater, water should be drained at least once a year so sediment can be cleared out and the interior of the tank can be inspected for damage.

Tankless Water Heater
An emerging trend in water heating is the tankless heater. Rather than storing hot water in a tank, these units attach directly to your home’s plumbing and heat water on demand. As water moves through the pipes the tankless heater warms it so you get hot water only when you need it. Tankless heaters are run by either gas or electricity and are generally more energy-efficient and cheaper to operate than tank heaters. However, tankless heaters cost more up front. Large units are installed where water comes into the house, while smaller units are installed where water is used.

Sump Pump
Sump pumps are used to get rid of ground water that may collect around a home’s foundation or in basements that sit below the water line. There are two main types of sump pump -- submersible or pedestal. Submersible sump pumps have a motor and pump encased as a single unit that rests in a pit or shallow well below the ground. Pedestal pumps have a motor that sits above the water line. Regardless of the type of pump you have in your home, your basement should have drain tiles that direct water into the sump.

All-Purpose Pumps
These lightweight pumps are most commonly used by boaters, campers and homeowners to drain water from flooded basements or low spots after heavy rain. Battery-operated pumps can be hooked up to a car or other vehicle, while other types of pumps run on standard household electricity.

Septic Tank
Made of any one of a number of materials, septic tanks collect and hold sewage as it decomposes. Septic tanks should be matched to the size of your home to ensure adequate space and prevent back-up or malfunction. Tanks must be pumped and cleaned out regularly, once every two years or so, but should be inspected more frequently, about every 18 months. A certified professional can take a look at your septic tank to make sure the sludge level is not excessive and will notify you of any cracks or leaks in the tank that could cause problems. Most experts recommend using some kind of enzymatic additive or septic cleaner once a month to boost bacteria levels and speed decomposition of waste inside the tank. These cleaners will help keep waste levels manageable so that sludge doesn’t back up into pipes or block drainage lines.

If you own property situated on land with low elevation or in an area with a high water table, chances are you’ve experienced flooding at some point. Homes located on floodplains are at greater risk for yard and basement flooding after heavy rain or snow melt, and it certainly doesn’t take much water to cause serious damage. Just a few inches of stagnant water in a basement or near a home’s foundation can result in thousands of dollars in repair, clean up and restoration costs.

The most effective way to prevent this kind of flooding is to invest in a good, quality sump pump.

Most homes have tile drains that wrap around the house and collect excess water from rainfall or melting snow. If the tiles become deluged the surplus water is diverted and collected in a sump, a small well or pit in the floor of the basement.

If the sump becomes too full, the well could overflow into the basement or seep through cracks in your home’s foundation due to the still-submerged tile drains surrounding the house. This is how basement and low level flooding happens.

A sump pump is a device specifically designed to draw excess water out of your home. When water that’s collected in the sump well reaches a perilous level the sump pump kicks in to flush it out through a pipe connected to your city’s storm drain system. The liquid is channeled away from your home, virtually eliminating the risk of flooding.

Sump pumps work on a float system, kind of like a toilet in reverse. In a toilet tank, the float detects when water in the tank has reached a certain level and stops the commode. A sump pump float senses when water has risen to a particular level and turns on the pump. There are a few different types of sump pump systems to choose from.

Pedestal sump pumps are placed over the well. The pump motor is out of the water where it can’t get wet, which makes the machine run much louder but also helps the motor last longer because it’s not submerged in water all the time. Pedestal pumps are usually the most cost effective option.

Submersible sump pumps sit inside the sump well and are covered over by water as it rises in the pit. The motor is sealed and completely waterproof, making it relatively durable and dependable. These types of sump pumps tend to be more expensive—about $300—but are usually the most highly recommended model for installation in finished basements.

Battery back-up sump pumps allow for continued operation even during a power outage. If you live in an area of the country prone to serious storms or frequent blackouts, a batter back-up pump ensures that water continues to be diverted away from your home even if you have no electricity. Having a batter backup system offers valuable peace of mind for homeowners who travel often or maintain seasonal residences. These models can be very expensive—$700 or more—but are able to handle thousands of gallons of water without needing a battery charge.
